PIM SelectionThe independent guide to choosing a PIM

PIM for building materials: ETIM, BIM objects and declarations

A PIM for building materials must hold ETIM-classified technical data, link performance declarations and certificates to each product, supply geometric data for BIM through ETIM MC or object libraries, and publish to national data pools and merchants. The decisive requirements are ETIM depth, document governance per product and market, and data pool export.

What makes product data hard for building materials suppliers?

Building materials combine technical depth, regulatory documents and geometric data on one product. A single insulation board or window profile needs classified technical features, a declaration of performance, safety documents, installation instructions, environmental data and often a BIM object. Each document must match the exact product, market and version.

Four challenges recur in PIMvendors selections:

  • Technical classification: merchants and data pools expect ETIM data with correct units and values.
  • Documents per product and market: performance declarations, certificates and instructions differ by market and change over time.
  • Geometric data: architects and engineers expect BIM objects that match the product data.
  • Two routes to market: merchants and wholesalers for the trade, and DIY retail for consumers, each with different standards.

The PIM by industry heatmap rates building materials high on technical depth, regulatory data, standards and DAM intensity. That profile favours PIMs with strong classification and document governance over PIMs built for marketing content. The PIM for DIY and garden page covers the retail route for the same products.

Which standards and regulations apply to building materials?

ETIM and the national data pools set the technical baseline, and construction product regulation sets the document baseline. In PIMvendors selections, building materials suppliers typically face this set:

Standard or regulation Why it applies PIM impact
ETIM Required by merchants, wholesalers and data pools Primary classification with feature-level validation
ETIM MC Standard for geometric product data, used for BIM Dimensions and geometry attributes consistent with ETIM data
BMEcat and ETIM xChange Exchange with data pools and merchants Guideline-specific export, change-only updates
Construction products regulation Performance declarations and CE marking for harmonised products Declarations linked to product, market and version
Digital Product Passport Product-level sustainability data for regulated product groups Material and environmental attributes with governed sources
EUDR Wood-based products in scope of deforestation rules Traceability data per product and batch

ETIM MC is moving into the main ETIM release rhythm. ETIM MC Guidelines 2.0, released on 9 December 2025, added installation and functional clearance spaces based on ISO 16757-2. ETIM MC will follow the ETIM classification release process from ETIM 11, with an ETIM MC release expected in early 2027.

Decisive requirements for a building materials PIM

Four requirements decide most building materials selections. They sit in the data model, process and integration domains of the PIMvendors checklist.

  1. ETIM depth: native ETIM classes, features, values and units, with release migration to ETIM 11.0, planned for 1 December 2026.
  2. Document governance: declarations, certificates and instructions linked to products and markets, with validity dates and approval workflow.
  3. Data pool export: valid files for national data pools, such as 2BA in the Netherlands, in BMEcat ETIM or ETIM xChange.
  4. Geometric consistency: dimensions and performance values in the PIM feed BIM objects, so the object and the data sheet never disagree.

The second requirement is often underestimated. A merchant or specifier who downloads an outdated declaration creates a liability for the supplier. The PIM, or a DAM linked to it, must make the valid document the only one published. The PIM vs DAM page explains where documents should live.

Three demo scenarios worth running

Run the demo on real products, real declarations and your national data pool format. PIMvendors' scenario method gives each vendor the same sample data and script.

  1. ETIM and data pool: classify 30 products in ETIM 10.0, export them as a data pool file in the format your pool requires, and validate the file with the pool's tool.
  2. Declaration change: replace the declaration of performance for one product range in one market, show the approval step, the validity dates and what the merchant portal shows afterwards.
  3. BIM consistency: change the thickness of one product and show which outputs update: the data sheet, the ETIM export and the data used for BIM objects.

Scenario 2 reveals document governance gaps that slide decks hide. The Demo Theatre scenario library holds the script format, and scenario-based vendor demos explains the method.

Shortlist considerations for building materials

Building materials suppliers shortlist on ETIM and document handling. PIMvendors describes capability profiles instead of vendor names at this stage:

  • B2B-focused PIMs with native ETIM and data pool connectors: strong on classification and Benelux or DACH data pools. Limitation: DIY retail syndication and consumer content are often weaker.
  • Enterprise multi-domain platforms: strong document governance and complex product structures. Limitation: cost and implementation effort, and data pool connectors often built by partners.
  • PIMs with an integrated DAM: one place for data and documents, simpler governance. Limitation: DAM depth varies, and BIM object management usually stays outside.
  • Mid-market SaaS PIMs: fast start, good usability. Limitation: ETIM handled through imports, and release migration tends to be manual.

Test data pool export with the pool's own validation tool, and ask each vendor which data pools it already delivers to in your countries. A connector that exists for one country rarely covers the guideline extensions of another. The vendor directory lists vendors alphabetically.

Composite pattern: an insulation manufacturer serving trade and retail

This composite pattern combines situations PIMvendors sees regularly, and it describes no single client. A manufacturer of insulation and building boards sells around 2,500 items through merchants in the Benelux and Germany and through two DIY retail chains. Merchants require ETIM through the national data pools, DIY retailers require their own templates, and declarations are stored on a file share.

The selection started as a search for a PIM with good retail connectors. The team reordered the work. It first classified 50 products in ETIM, listed every declaration with its validity, and mapped the data pool and retailer formats. That work showed that trade channels carried most of the revenue and all of the regulatory risk.

The requirements moved ETIM depth and document governance to the top. The demos ran on the three scenarios above. The decisive moment was the declaration change: one vendor could not show which version a merchant had downloaded. The shortlist kept two vendors that handled both ETIM export and document versioning natively.

A building materials supplier that ignores ETIM selects the wrong PIM. Classify fifty products before the first demo and the vendor conversation changes completely.

Frequently asked questions

Do building materials suppliers need ETIM in their PIM?

Building materials suppliers that sell through merchants and technical wholesalers in the Netherlands, Belgium, Germany and the Nordics usually need ETIM, because merchants and data pools require it. ETIM International lists building materials as one of its sectors. The PIM should store ETIM classes and features natively and export ETIM xChange or BMEcat ETIM files.

Should BIM objects be managed in the PIM?

The PIM should manage the product data that BIM objects use: dimensions, performance values and classification. The geometric files themselves often live in a DAM or a BIM object platform. ETIM MC defines a standard for geometric product data, so suppliers can generate consistent objects from PIM data. Decide the split in the architecture before selection.

Where do declarations of performance belong?

Declarations of performance and certificates belong in the PIM or DAM, linked to each product and market with version history. Merchants and specifiers need the valid declaration for the exact product. A PIM that stores declarations as loose files without product links creates compliance risk when a product changes.

Which data pool should a Dutch building materials supplier use?

In the Netherlands, 2BA runs the data pool for the building and installation chain, aligned with the Ketenstandaard Bouw en Techniek. 2BA supports ETIM xChange 2.0 for import and export. Suppliers selling through Dutch merchants and installers typically deliver product data to 2BA, so the PIM must produce valid 2BA files.
